June 2023-Bend, Oregon- High Desert Industrial Park was named the 2023 Commercial Development of the Year CoStar Impact Award winner in the Portland market. Winning projects chosen for their growth, diversification, and ability to overcome unique challenges in their particular markets were selected from a panel of more than 750 industry professionals drawn form each respective market.
HIGH DESERT INDUSTRIAL PARK
One of Bend’s newest Commercial projects, the 7.25 AC High Desert Industrial Park, off NE Fourth Street, has been extremely well received with brisk and successful leasing activity reported by the marketing Brokers from the pre-leasing stage of the project to the completion of the project, which is strategically located south of NE Butler Market Road, across from Bigfoot Beverages, providing a key place for business in that NE sector of Bend with huge visibility, modern custom designed buildings offering Class A Industrial space totaling over 127,000/sq.ft. – flexible floor plans that can accommodate Suite sizes from 3,500/sq.ft. up to 26,000/sq.ft. for an entire building, while grade level and dock-high loading bays are also available.
The project was designed by Bend based Steele Associates Architects and the General Contractor was Dominion Construction, out of West Linn, Oregon.
In cooperative association with Collier Ehlers, and the Bend based Commercial Brokerage, Fratzke Commercial Real Estate Advisors, Inc., introduction into the marketplace in Central Oregon was strong with pre-lease commitments and proposals being submitted even before the granting of a Certificate of Occupancy on completed suites and buildings. Ehlers and the Salem based group, which held the site’s land for some 16 years, decided to green light the project in 2018, after seeing historically low vacancy in Bend’s Industrial sector, together with new highs for Industrial lease rates. High Desert Industrial Park has many amenities evolving complex command premium lease rates, including buildings constructed with maximum flexibility in the placement of loading zones and garage roll-up doors, while creating a campus feel and look that is fully landscaped and includes bicycle parking.
Fratzke Commercial Principal Brian Fratzke noted the latest project, which had a construction value of around $17 million+/-, not counting tenant improvements, was the first new Industrial Park in Bend in six years. Fratzke Commercial was involved with the last to open Murray Road Industrial Center. Brian Fratzke also states, “At the time historically low vacancy rates, together with high lease rates, were a trigger for the new development, and we saw strong interest even while this project was in the early development and construction states, so we feel the market responded to a pent-up demand then for such a new spec space that is modern in design providing what businesses are and were looking for in their success”.
